Live-In Building Superintendent

Job Summary:

We are currently seeking a reliable, hands-on, and service-oriented Live-In Building Superintendent to oversee the day-to-day operation and upkeep of a residential property.

The successful candidate will live on-site in a 2-bedroom, 1-bathroom unit and will be responsible for maintaining the cleanliness, safety, and overall appearance of the property while assisting residents and responding to building-related concerns.

This position is scheduled Monday through Saturday, 6 hours per day. As a live-in position, the Superintendent will also be responsible for after-hours emergency on-call response when required.

Key Responsibilities:

Perform regular cleaning and maintenance of building common areas.
Sweep, mop, vacuum, and maintain hallways, lobbies, stairwells, elevators, amenity areas, and other shared spaces.
Clean and maintain common-area washrooms and other building facilities.
Maintain entrances, exterior walkways, garbage areas, and surrounding property.
Complete garbage and recycling duties, including moving bins as required.
Perform minor maintenance and basic repairs throughout the property.
Conduct routine inspections of the building and report maintenance or safety concerns.
Monitor the general condition of building equipment and common areas.
Coordinate access for contractors, service providers, and scheduled repairs as required.
Respond professionally to resident questions, concerns, and maintenance requests.
Assist with move-ins and move-outs, including elevator/access coordination where applicable.
Monitor building security and report unusual activity or concerns.
Maintain appropriate records of maintenance issues, incidents, and completed work.
Ensure building policies, health and safety requirements, and property procedures are followed.
Respond to after-hours emergency calls, including urgent maintenance, leaks, access issues, or other building emergencies.
Complete other superintendent, cleaning, and general building duties as required.

Qualifications:

Previous superintendent, property maintenance, janitorial, or building operations experience is an asset.
Strong cleaning and general maintenance skills.
Comfortable completing minor repairs and troubleshooting basic building issues.
Reliable and able to work independently with minimal supervision.
Strong communication and customer service skills.
Professional and respectful when dealing with residents, contractors, and property management.
Able to prioritize and respond appropriately to urgent building issues.
Physically capable of performing cleaning, garbage handling, and general maintenance duties.
Must be comfortable residing on-site and participating in an after-hours emergency on-call rotation/requirement.

Compensation & Accommodation:

Annual Salary: $39,500.
2-bedroom, 1-bathroom residential unit provided.
Regular working schedule of Monday to Saturday, 6 hours per day.
Live-in accommodation allows the Superintendent to be readily available for building emergencies and urgent after-hours matters.
